How old is my water heater?

The serial number can tell you when it was made. The tank, water, and repair history can tell you what to do next.

Quick answer

For most tank water heaters, age starts to matter around years 8 to 12.

That range is a planning signal, not an expiration date. A dry, well-maintained 11-year-old tank may deserve monitoring. A six-year-old tank leaking from the body needs a different conversation.

Find the rating plate, photograph the model and serial number, and decode the manufacture date using the brand-specific pattern below. Then look at condition, repair history, efficiency, household needs, and what a failure would damage.

Active leak or combustion concern?Shut off energy and water only if you can do so safely, keep people away from the area, and call a qualified plumber or utility. Do not relight, open, or repair fuel-burning equipment without the proper training.

Take one clear photo of the rating plate

On most tank units, the label is on the front or side of the outer jacket. Tankless units usually place it behind or near the front cover. Keep the whole label in frame so the brand, model, serial number, fuel type, capacity, voltage or gas input, and certification marks remain readable.

Photograph the whole unit

This records venting, nearby shutoffs, drain pan, connections, and the space available for replacement.

Photograph the label straight on

Turn on the room light and avoid flash glare. Do not peel or cover the label.

Record the installation date if known

Manufacture date and installation date can differ by months. A permit, receipt, or installer sticker may be more precise.

Save the manual and warranty

The model number leads to capacity, maintenance instructions, parts, and warranty terms.

Manufacturers have changed formats over time. Use these common patterns as a starting point, then confirm with the manufacturer's official lookup or customer service before making a purchase decision.

Why the 20-year cycle mattersA Bradford White letter may point to more than one possible year. An original 1990s installation and a recently remodeled utility room should not be interpreted the same way.

Condition check

Age gets your attention. These warning signs change the decision.

Water around the tank

Trace the source. A valve or connection may be repairable. Water coming through the tank body or base usually points toward replacement.

Rusty hot water

Compare hot and cold water. Rust only on the hot side can indicate corrosion in the heater or piping and deserves a plumber's diagnosis.

Less hot water

A failed heating element, thermostat, burner issue, scale, or changed household demand can all reduce capacity. The diagnosis matters more than guessing.

Rumbling or popping

Sediment can create noise and reduce heat transfer. Do not attempt flushing if the manual, valves, or tank condition make the procedure uncertain.

Recurring service calls

One inexpensive component on a young tank is different from repeated repairs on a unit near the end of its planning range.

Risk around the tank

A failure above finished space, beside stored property, or without a drain pan has a higher consequence than one in a drained utility area.

Is the tank body leaking?

Confirm the water is not coming from a fitting, valve, condensate line, or nearby pipe.

Is the unit young and the failure isolated?

A replaceable thermostat, element, igniter, valve, or other component can make a repair sensible when the tank itself is sound.

Young + contained repair: get a repair quote.

Is repair approaching half the installed replacement cost?

Include diagnosis, labor, code updates, permits, disposal, and any accessories in both numbers.

Near 50%: compare replacement now.

Would a failure cause expensive damage?

Location, drain protection, household schedule, and availability of installers change the cost of waiting.

High consequence: replace before an emergency.

When comparing replacements, ask for the installed price, expected operating cost, warranty, recovery or flow, required electrical or gas work, condensate handling, and what maintenance the new model needs.

Is a 10-year-old water heater too old?

No. It is old enough to know its condition, warranty status, and replacement options. Many conventional tank units are planned around an 8-12 year life, but water quality, installation, maintenance, and use can shorten or extend that range.

Proactive replacement can make sense when the unit is near its expected lifecycle, a failure would damage finished space, insurance or building requirements matter, or the household cannot tolerate an outage. Otherwise, monitoring and a funded plan may be enough.
